Areas To Avoid When Remodeling Your Home Before Selling

Selling your home can be a taxing time, especially if you require every cent of your asking price to finance your move or your next home purchase. There are quite a few ways in which people unwittingly decrease the value of their property. Avoid these errors and you’ll be pleasantly surprised at the price your property sells for. Over the next two months, I will try and cover some of the pitfalls home sellers can run into:

1. Lack of floor area: For a potential buyer rooms that are small and full with furniture are off-putting. Reposition your furniture and store excess items from rooms, so you can create at least the illusion of space, you won’t be disappointed. Also, layouts that need you to access bedrooms or bathrooms through other rooms will detract from the value of your home.

2. Bad do-it-yourself: Remember the shortcomings of the 1970s. Keep away stone cladding and get rid of period features such as fireplaces and ornamental plasterwork. Make sure any home improvements are in keeping with the age and style of the house. An old farmhouse would look extremely strange with plastic window frames and laminate flooring, on the other hand period fittings and stone fireplaces would look out of place in a modern flat. Make sure you keep part of the garden for relaxing in and shrubs and flowers when building any extension, if there is no outdoor space then a buyer is probably not going to want your home for themselves.

3. Make sure your roof is in a decent state of repair, roofs are dear to replace and nobody is going to buy a house if the roof isn’t in good condition. As a buyer, if you walk into a home and see leaks on the ceiling or hear an inspector mention that the roof is bad, you’d likely take that home off your short list right away. Have your roof looked at for any issues before advertising it on the market.

4. Bathroom standard: Bathrooms can be a crucial part in selling your home. Have a critical look at your bathroom; look for chipped tiles, broken toilet seat, lime scale build up, tired and dated toilets to mention just a few possible troublesome problems. By spending a little bit of time and care in there you could find that it boosts the saleability of your home.

5. Plants and flower arrangements: These can bring the outside into the home and make it feel warm and welcoming, as well as smelling nice..
